-how hard should it be for them to distinguish a good tenant from the bad ? ... ... having an ongoing problem which is running off good tenants should be motivating ... ... lay it out as 'how can you keep good tenants with this action? only subtler ... ...

You covered it all, jimi. And actually it did go there. She said, "Well certainly you could have better neighbors than those!" At which point I told here I have just the perfect person and know of a nice woman who's looking to move here. (You know--all very lighthearted, of course, but true). She said to just hang on---but we all know that could mean for the next 10 years. Then I did say that I waited until it got bad before I called because I hated to bother anyone about it, and intimated that if it stayed really bad I would probably.... and she finished my sentence by saying "not want to stay?" I said yes.

Working the drug thing into it is going to be a lot trickier, although of course now I realize more things I could have at least hinted at yesterday. I love your line about landlord liablility--that might light a fire under them, but working it into the conversation in any subtle way might be impossible. You've got great ideas though, jimi, I'm impressed. Nothing wrong with suggesting something might be keeping them up at night...

And yes, now we'll see if there's any sense of motivation from them. Thank you for understanding so well, my Buddah Dude.
