... ... now the dudes' history may be leveraged here ... ... but it will require more chattiing up the landlord and or his wife .... ... how hard should it be for them to distinguish a good tenant from the bad ? ... ... having an ongoing problem which is running off good tenants should be motivating ... ... lay it out as 'how can you keep good tenants with this action? only subtler ... ...

... then there's possible escalations ... but we want to work this landlord ....
... see if there's any sense of any action on the landlord's part
... any sense of motivation from your concerns / complaint
... any sensitivity to your concerns with confidetiality of your complaints with the appropriate discretion on landys' part ...
.... you could inquire innocently with landlord if they knew of any illeagal drug activities involved with these late night escapades:

"you don't think they'd be using something that keeps them up?"
"are landlords liable for know drug abuse problems on their property ?"

... not my best, but you get this idea ....
... yeah, right, jim, just work it into the conversation ... ... sure ...
